Ajar Online is a cool service which allows you to pay your rent online. The way it works is fairly simple, first your landlord needs to register the building and the tenants, then once a month he sends out an email or SMS to all the tenants reminding them to pay the rent. The tenants can then click the link included in those messages and proceed to pay the rent online using knet.
Right now every month I need to head to an ATM machine, withdraw the rent and then make sure to pass by the landlord at certain hours of the day to pay the rent. I always end up paying the rent late because I am either never home or out of the country so I’d love it if my building signed up to Ajar Online. Which is where the problem is with this service, even though I think it’s very practical and would love to use it, I can’t unless the landlord signs up to it. Would have been much cooler if I could pay my rent online and for a small fee they can send a mandoob to pay the rent on my behalf. Or if there was a form at least which I could fill in with my buildings details so their salesman can come and pitch the service to my landlord.

I can’t even pay with knet
But in general Kuwait is right, simple online transfer would do. Both tenant and landlord have to sign up, add their Knet (bank) credentials for the funds to go through, so the payment gateway is still Knet, thus Bank. So what did the solution really solve here? Want my opinion, it actually layered the process with additional steps to give the same end result. Btw, many people pay rent via western union even locally if no bank or let’s say out of town, the wakeel or hares would just go pick it up. They should have operated with an escrow mindset and figure benefits for the landlord.
You’re judging all buildings the same but they’re not. Each one has a different system they follow. My building is owned by a large company and I live in a shopping complex (there are offices, apartments and shops) so it wouldn’t be possible to transfer the money to the owner because the owner doesn’t want to have to deal with my stupid rent when he has a ton of much larger things going on and more important things to deal with.
So my building has a guy in place that collects the rent. I think he’s available from 4 to 6 or something like that. I am sure that person doesn’t want to have to deal with me transferring the amount into his bank account so he could then withdraw it as cash and pay my rent as well.
So this solution (ajar online) would be super practical for me even though its of no use to you.
The contrary I am not. It’s exactly what I am saying, the solution while mass in offering is not scalable, especially to landlords. So if it doesn’t solve the landlords problem (those without Knet) and tenant can regardless pay online if Knet was an option, then what did it solve here? If u have Knet / online banking and Landlord has Knet payment gateway, what will ajar add to it?

Mmmmm, u don’t have a bank account? if u do then u have access to online banking and a debit card for knet π listen i am just being the devils advocate to ass some spice on the feed…. i do encourage any digital solution on the web, however all i am saying is that successful technologies are the ones that are scalable and solves major problems or creates an untapped opportunity. in this situation, it might appeal to few but wont hit critical mass.
Have you been reading what I’ve been saying? Obviously I have a bank account and Knet but my landlord only accepts cash. I’ve said that like a million times already not sure how you aren’t getting it.
Also why would I care if this technology hits or doesn’t hit critical mass? All I care about is solving my issue so I don’t care if this technology is successful or not, it’s not my technology.

We are much easier than to login into an Online Banking to do a transfer or to wait for the Knet machine, with us in 60 seconds you can pay your rent from anywhere at anytime and receive the “rent receipt” instantly.
Also we provide the Landlord with all details he need regarding the rent payment, which the online banking doesn’t provide to him. Please read below in the comments, we wrote a brief description of how our system work π

Also, you don’t need a knet machine transfer anyway.
If you have a bank account with online transfer capability (which I presume everyone does), why not request your landlord for his bank details? Transfer your rent from anywhere in the world.
Because we can only pay in cash, the building doesn’t have a knet machine. Also read the response I just posted above to why a transfer isn’t possible in my situation.
We pay by k-net in our building, so much easier than cash…

Yeah because I never thought of that. As I mentioned already that’s not an option for me.
I am more baffled and bemused by the landlord who has apartments, shops and a much larger things going on, who employs a full time employee to collect cash money.

When I lived in an apartment there was a simple dropbox where you can either put in cash or a check in an envelope, very simple and convenient.

Now to clear up the picture a little bit and explain why Ajar Online is in fact solving a current problem in the market.
Let’s take the (Tenant transfers to Landlord’s bank) scenario (Large company):
1) All tenants would transfer to the Landlord’s bank account.
2) Accountants at the company, would have to spend enormous amount of time, matching every incoming transfer to their internal tenant profile. (i.e. Mark him as a paid tenant and what date/time he paid)
3) Accountants have to figure out who hasn’t paid (match who paid against the entire tenant list – 500+ tenants)
4) Follow-up with tenants to figure out the late/non-payments issues
Note: All the above processes are done manually.
At Ajar online, the prior example would look like this:
1) All tenants would AUTOMATICALLY receive an SMS/Email (without landlord sending out anything)
2) Tenants would obviously choose to pay or not pay.
3) In Ajar Online platform, all the previous scenario accountant’s work are done automatically (We will show them, who paid and who hasn’t and when)
4) As an added on feature, we have a reporting system for the landlord to generate numerous reports within seconds.
Our solution is designed to make the landlords process easier, faster and hassle-free. It would also solve the tenant paying in cash issue. If you already do a bank transfer, the solution applies to the landlord rather than the tenant.

I hope that our landlord signs with ajar.com … its really very convenient for us and for him.
Where is the catch?
I mean there is a cost of this service, will it be paid by the landlord or will it be borne by the tenant.
The ministry has to make services like this compulsory, so that there are controls in place to check arbitrary increases in rent.
Right now, its 5kd per paid rent from the building owner.

There are no fees on Tenants, the service fees will be paid by the Landlord and it’s cheaper than the cost he’s currently spending to collect the rent π

If you try to explain your service to my landlord, first he will think you are alien from Mars (what registration? what website? not sure if he knows existence of internet at all) and when he realizes you are asking money for this “unknown” service, he will probably call to police and claim you was trying to rob him π

hahahahaha we are not aliens, we are simple, easy and fast for the Landlords. Most of the Landlords are old style they love to see cash but when they see how much money and time we save for them they accept us π
