New Renderings of Avenues Phase 4 and Map

I managed to get a hold of some new renderings of Avenues Phase 4 from the marketing department at Avenues as well as a map to help visualize where everything will be located.

I’ve already posted some renderings before but they sent me new ones I hadn’t seen before so I’m sharing them all below along with a little snippet of information which they had emailed me. Based on the map it looks Avenues will be around 20% larger than it’s current state once the final phase is completed.

Avenues Phase IV includes expansions of existing districts that have been highly popular with visitors, including Prestige, Grand Avenue and The Souk. New districts with modern and diverse concepts will also be included to build on the shopping and entertainment experience. The new districts include Arcadia, The Grand Plaza, The Forum, Electra and The Cinema, as well as a five star hotel and another four star hotel.

Dubai mall is bigger. But its multistory building and the avenues is mostly 1-2 stories. Which I think is more convenient for shopping. However it might become bigger than Dubai mall if Phase 5 across the highway is approved.

My friend went to Dubai mall and he says Avenues have more variety and more brands than Dubai mall.

Avenues is truly a world class mall. I haven’t seen anything close to this anywhere else in the world in the last 2 decades.

Amazing! They only need to find a solution for the traffic of people entering the avenues from the 5th ring road. The existing exit is to small.

Riiight. They solved the parking problem because now you only have to spend 45 minutes to find parking during peak times as opposed to an hour? Solved indeed.

I don’t think capacity is necessarily a problem – I’ve been to Avenues millions of times over many different rush periods and would always park in basement three without ever struggling to find a space. Most people like to park via valet and the first basement levels for easier/more instant access to the mall; B3 is almost always full of available spaces with the trade-off being further to walk or wait to access the mall itself.

I agree with Reality in that the access to the Avenues from the Fifth Ring Road is incredibly frustrating. It’s only one access point that goes from a two-lane road to a big-enough-for-two-but-technically-one-car-only lane that then splits into an on- and off-ramp with traffic coming in from multiple directions and then the physical ramp into the mall. You basically have several cars at any one moment wanting to go in different directions – some to the Abdullah Al Mubarak exit, some from the off-ramp onto the Fifth and then your commuters who are just trying to plow through it all and get into the mall itself.

I hope that the planners are working to reroute traffic or establish better connection links; with more expansion and higher traffic, access will only be getting more difficult.

Well I don’t know about you, but after they expanded it I always find spots in the prestige parking at the far end.

The problem there is the people like Murrka want to park next to the front door and don’t want to bother walking 5 minutes, the fact is that there’s plenty of parking if you’re willing to park a little bit further away.

My family and I like to frequent the Avenues, and we’ve never had a problem with parking. We’ve never spent more than 10 minutes looking for a parking spot, and that’s because we’re actually willing to walk a little bit. The only people that are spending 45 minutes looking for a parking spot, in the evenings or on the weekends, are people that want to park next to the front door or that can’t be bothered taking a 5 minute walk. And this is a phenomenon that happens everywhere, not just in Kuwait so please don’t say that I’m complaining about Kuwaitis.

First, assuming things about strangers on the internet, and now putting words in a person’s mouth. Are you going for a trifecta?

Looking forward to the expansion projects. According to Mabanee’s latest progress reports, the final phase of the Avenues is due to be ready by the first quarter of 2018… A tiny delay from the second half of 2017 deadline they initially set, but taking into account all the components they have planned for the expansions…

I hope they announce the hotel operators soon. Seeing as how Alshaya [the Mabanee chief] is currently tied up with Starwood Hotels & Resorts for the Sheraton/Four Points in downtown Kuwait, I honestly hope that the group reintroduces Le Méridien back to the Kuwait market as the five-star hotel and Aloft as the four-star project. I know that Alshaya is also tied up with Four Seasons Hotels & Resorts for the Burj Alshaya project in downtown Kuwait in mid-2016, but it’s very rare to see Four Seasons make a multiple appearance in a city unless absolutely necessary.

Either way, I hope to see Le Méridien reintroduced to Kuwait sooner than later. It’s been too long since the brand has exited the market and hopefully the Avenues will provide the right entrance back.

Le Méridien has been present in Kuwait since 1981 when they had their hotel in what is now the JW Marriott, when Salhiya signed a new contract with Marriott to manage the hotel. The brand then took over the Ritz [currently Le Royal] with the A’amal Holding Company and tried to open five small hotels over the next three years but only got two off the ground before pulling out of Kuwait entirely over two years ago. I think Kuwait has a historical connection to the brand – especially since the 1980s when the country was making a name for itself – and it would be terrific to see it again.

Also, ever since Starwood acquired Le Méridien, they’ve repositioned the brand to be very art-centric, driven by design and pushing local discovery. Seeing that the Avenues is a very posh project, I think the brand could work quite well with the overall energy of the project and strengthen its image. Aloft, on the other hand, is an offshoot of the famous W brand and has established itself as a fun, high-quality product that I think could work very well with the Avenues.

I know, bit of a hotel nut… But what do you think? Is there something you might know about the operators of the Avenues hotels or am I way off the mark?

Well I don’t really mind what hotel they choose but there definitely should be a four/five star hotel in the avenues.

Khaled, your not a alone, I am a huge hotel nut. If you look at the Starwood website for upcoming hotels, there is no mention of any future Starwood property in Kuwait unfortunantly, which is a shame as I love Starwood. In Muscat they have 4 (Including a W) being build by 2018, and in Doha they will be introducing an additional 2 brands (Westin and Le Meridian) in the next year or two in addition to the 3 they have. I am not going to even bother compare to the UAE as its depressing the lack of International hotel activity here.

If I were to guess which brands would mostly likey go with the mall, I would assume the the IHG brand in the form of an Intercontinental as the 5 star and a Crowne Plaza or Holiday Inn as the 4 star brand possibly or they may go the local route and have local or less renowned hotels like Safir or Regency possibly occupy the building.

Good to see other hotel fans out there! I check the Starwood website multiple times a day and it is constantly being updated to add and remove hotels. A lot of hotels that are rumored openings aren’t necessarily added and advertised as opening soon; in many cases, some new SPG hotels are added to the website after they’ve opened!

If I’m putting money down, I’d say that IHG will definitely NOT be operating the Avenues’ hotels. IHG has a fruitful three-decade relationship with the Bukhamseen family after opening the Crowne Plaza in 1982. They now operate that hotel, Holiday Inns in Salmiya and downtown and, from next year, will also be converting the current Crowne Plaza back into a Holiday Inn, opening a new tower next to it as the new Crowne Plaza and then building a 120-room InterContinental on an adjacent plot. There’s also another InterContinental opening late this year in Salmiya, so IHG will have a large portfolio in the country as it is.

I firmly believe that Starwood might step into the Avenues properties seeing that Alshaya owns the Sheraton and Four Points hotels that they operate. Since the Avenues is an international-caliber destination, they wouldn’t be stupid enough to let a local and frankly mismanaged company like Safir run their hotels. I’d expect an announcement soon but I’m seriously hoping for something good here.

If it is going to be Starwoods, it will be Aloft as the 4 star, as cant see it being Tribute or Element or another Four Points.

For 5 Star, will be either Westin or Le Meridian most likely, probably Westin as think it would fit with the mall location better though your right the Meridian artistic nature may prove it more suitable if it was near Soku or the Souk area of Avenues.

More than anything else, what Kuwait is itching for are the Gardens@ the Avenues. Bring it on and soon.
Inshallah, the Avenues expansion will have a tiny book store tucked away in a corner somewhere, if we are lucky.

looks good.. I hope this will be Smoke free Area. what i don’t like about malls in Kuwait is that they allow people to smoke in malls.

That’s bad.. people must learn to follow the rules and respect other peoples right not to forcibly smoke their exhaled smoke. it is more harmful to others then them.

I avoid taking my kids to Avenues on weekends or rush hours. I have tried complaining to Avenues security but i was told “its OK you Can smoke anywhere”

After years of operation it just recently dawned on me what a dismal effort Avenues has made in its branding. No mere mortals outside a project management office should ever have to utter the words “Phase 1” and “Phase 2” etc.

The mall is called The Avenues. Why aren’t the so-called “phases” named 2nd Avenue, 3rd Avenue and so on?!

SPG usually announce their upcoming hotels years in advance unless its an exisiting hotel that wishes to change brands and even then will usually have quite a bit of notice as they have to alter all the branding and systems in the hotel.

Finally I highly doubt a W hotel would open in Kuwait, it makes a significant amount of money from its F+B sector, and as Kuwait is a dry country (officially) this would curtail its F+B ambitions and its way of marketing itself.

Omar, who did you hear this from? I’d like to contact that same source and poke around.

Westin usually isn’t a four-star operator since they usually manage upper-upscale hotels in the five-star category. W is a five-star chain but they don’t historically operate any mall-based properties; besides, they put a lot of emphasis on nightlife, activity and design. I’m sure an Avenues property could work for activity and design, but nothing by way of nightlife, partying or a bar scene like other Ws are known for. Plus the location would be kind of obtuse for one…

Let us know! I’d love to see who’s going to manage these hotels.
