New Luxury Outlet Mall and More

Yesterday during a press conference Tamdeen, the group behind 360 Mall, Al Kout and Fanar announced a new large scale project in Khiran. Tamdeen Group owns a massive block of land in Khiran which they’re planning to develop as:



– Kuwait’s first luxury outlet mall
– Two high-rise residential towers
– One furnished apartments tower
– A five-star resort with an internationally branded spa
– A marina to house over 900 boats (largest in Kuwait)
– Outdoor space



Tamdeen have tapped RTKL, the same architects behind 360, for this project. No completion date announced yet but they’ve released photos of the project which I’ve attached to this post.



I think the idea of a luxury outlet mall is fantastic, as well as the five star resort since we don’t have anything like it at the moment. Check out the press release [Here]

I wonder if the brand availability and level of price reductions would worth going all the way to Khiran. And that it’s not only made for people who actually go there regularly.

After all outlets are about great price reductions for brands like Prada, Burberry, Lacoste, Ralph Lauren, Diesel, Tommy, and maybe Adidas and Nike. Some of these are not considered luxurious but they are usually available in the luxurious outlets.

Are we really going to see this in Kuwait ? This would be great !

Kuwait does not end at the 6th ring road. The southern area is being developed and will house a significant population in the new future.

It’s not just a mall, it’s the Sabah al-Ahmad Sea City that has lots of artificially created waterways. The Sea City project is a milestone because of the engineering marvel that transformed the coastline

The Sea City will eventually turn into a real city, with schools, hospitals, cultural centers, etc.

Right now Sea City just consists of villas under construction and the Tamdeen Group will build a 5 star luxury hotel, the outlet mall, two high-rise residential towers, one furnished apartment tower, outdoor space and a marina to house over 900 boats

There was a Discovery Channel documentary about Sea City (called sea city: building the impossible)

Well this one is very different since it’s going to be driving traffic in a different direction. I think that’s a great idea.

And if you read the post you’ll see it’s much more than that.

Yeap… We definitely need another mall and especially in middle of nowhere.

I hate to go to even 360 mall during weekends and it’s only 15 minutes away from me… Who will drive more than 2 hours (round trip) to go there? Not me for sure.

It should attract a lot of tourists to Kuwait, specially from Saudi since it is almost on the borders. I don’t think there are so many outlet malls in the middle east in general.

hi just consider including lots of activities in the mall … surely if it has something different for youngsters like they have in Dubai .. it wud be gud

It’s gonna serve the new Sabah-Al-Ahmad City in Al-Khiran which will host almost 200k population. So its gonna be like their local 360 mall.

cool! just a side note though- if don’t like the idea and want something else built in kuwait- theres no one but YOU that can make that happen – think of Masaha13: they wanted a community space and art center and they made it happen! It’s not easy but its not as impossibly difficult as people think 🙂

This is a private company. They’re gonna do with their money what will make them profit. A community space won’t.

I think this project was designed with visitors from Saudi Arabia in mind (Hint: furnished apartments). This place is about a 20 minute drive from the Saudi border. Our little Tijuana.

One of the wealthiest countries and all we have is burger joints, malls and instagram. Good job!

What will happen when oil runs out or an alternative efficient fuel is made cheaper? “””95%””” of our income is from oil. 0% imports, 0% taxes. A country as rich as this can easily use it’s resources for exponential growth, yet we decide to “look” good instead of being good.

Say, you had to the power to decide how the budget is spent.. I am curious to know what would your proposals be..

Why do you people think this is the governments money going into these things? A private company can do whatever it wants with its money.

I didn’t realize that they have been doing this crazy project for 13 years and they are still not done. I’m not sure why they decided to pursue this costly and slow approach of building seaside towns when they would have just built peninsulas off the coast instead.
With the supposed lack of land suitable for residences, they actually reduced a significant portion of the southern area just for this insane project.

Yes Right crazy project (again who is going to go so far + they should have invested on some metro line at list, it would have reduced the traffic at list or develop a new area for commercial purpose.
kuwait vision is awesome 20 yrs of Metro planing still going on, same with airport. traffic reduction planning by taking out old license from expats + roads going bad to worst, building Rent , parking issues, kuwait sewage system issue. etc etc. but no buddy cares

If you notice the public space is hidden somewhere you don’t usually see it in the building, somewhere around the private shops making it a private space.
This is a beach front property, and is becoming privatized completely sealed off to only people who own yachts and boats.
It might not seem like much now, but this is setting up future projects in the area to do the same.
This will be more sealed then how marina hotel seals the end of the beach to it’s users which is technically public propoerty!
Something needs to be done about this before it’s too late!

some of you guys are commenting about the project as if its a governmental project. but you should realized its a private company and malls is a money making machine. I just hope that the resort would be a big beach resort and not like in the pic just a big tower on the sea.

Just let the capitalists do their thing. The free market will be the one to decide when there are enough malls or restaurants.

I found it kind of strange that the people paid to advertise for this project (mainly RKFM) this morning referred to an outlet mall as “something like سوق اليمعة”

Maybe just maybe if this is a success and more people are willing to start to spend time that far out there will be less traffic in the city or even better if people start living that far out.

RTKL only did the Basic concept design and the pretty images, the rest is being done by SSH a local consultant , thats the same company thats designing and supervising Ameri Diwan cultural projects that are currently under construction.
