The Avenues Phase III Presentation Video

Back in January I posted 3D renderings of the Avenues phase III project and today iLSuL6ana uncovered the video presentation above. Simply put phase III is going to be jaw dropping. [YouTube]

I was watching this on mute cuz im at work, lol.. so i dont know if there was actual commenting on the video.. so, does it say when its gonna be completed? With that size, and the financial state of the company, I doubt anytime soon, right!
And is the top of the first parts of the phase open, because I heard they will be closed, but they look open in the video…

As amaaaazing as this looks, its sad to see that Kuwait is doing what Dubai is doing with its bazillion malls… why cant Kuwait do something nice other than malls 🙁
I really hope Kuwait doesnt turn into a mini-Dubai… all fake and touristic!

Regarding the size it looks huge. Someone should setup a segway rental shop at the avenues although thinking about it now all you will end up with is a bunch of guys circling girls trying to pop wheelies.

its big enough that you don’t need to cover the entire place in a single visit… you pretty much decide where to park based on your destination

I would also suggest more diversification. It shouldn’t be all shopping and eating.. How about a proper theater and another amphitheater, a fully equipped gym, a bicycle/rollerblade track, a clinic… I could go on

It’s practically a small town and should have the basic amenities of a small town!

Though the video for some reason reminds me of South China Mall.

Its a town and like any town in the world there are basics for this place to really work. Transportation within the mall is a must as well as nearby residential / offices of the right mass. Avenues is in one of the worst areas in Kuwait and it takes a transformation of the surrounding areas for a town such as this to make sense. Keep in mind that MANY shops are suffering and closing down in the Avenues, so to double the retail space with such harsh economic environment and high rents doesnt make sense at all !

Realist expanding could also help businesses by attracting more foot traffic to the mall. If everything is located in the avenues then more people will visit the mall. the bigger the mall the more traffic it could handle which would also again attract more people. I hate passing by avenues say 8PM on a friday night because parking is impossible to find but if they are adding more parking in phase 3 then there would be more spaces available at a 8pm on a friday and a higher chance of me willing to go there.

to Tubs and Realist… seriously! were do you get your info from about the financial state of the company? have you seen the stocks??? and I doubt we will ever run out of retail… if you build it, they will come 🙂

we need more places like this cause in the summer we can’t do anything much in the hot weather. It would be great to walk around in such a beautiful place.

Dubai Mall destroys Avenues. The tennant mix is amazing, you have every kind of store there not just clothes.

I can spend days wondering around there without much problem. I get bored in the Avenues after 20 mins.

20 Starbucks in one mall? Give me a break.

it seems that phase III is bigger than phases I & II combined (from the presentation) I guess they heard the complaints about how the avenues currently feels sterile, almost like a hospital…it would be interesting to see how the transition between the current mall to phase III will pan out…that is a design challenge

Content = NO
Activities = NO
restaurants = yes
crowd = depends on you if want to call it awesome.
Things to do in this mall = shop & eat

What you are saying is not realistic at all. Malls are not about size alone, its many factors as well. Go to Ibn Batuta Mall then head off to Dubai Mall and you will know what I mean. Also the retail environment today is in a terrible shape, to flood the market with retail space at an absurd rental rate is plain stupid.

First time i see such an effort in a presentation like this one (locally speaking)

Loved it.

It looks pretty damn good but I’m concerned about two things. The shading and the lack of places to sit and relax in (0ther then restaurants). From the video it looks like need much better shading (read: leafy trees) if it wants to attract people during the summer, and some damn couches to in the middle of the walkway. How can anyone walk this long without taking a break to sit?

I think this question answers itself, but heres hoping…
are they planning to have a bookstore in what seems to be a mini town? Mini towns have bookstores.

I’m currently in Birmingham Uk, and the outdoor part kinda street with shops on the the left n right remind me of our city center here..the only difference is that in the avenues its covered we obviously all know why…if only kuwait wasnt so hot!

The reason why our malls don’t have any indoor activities is because of licensing.

Kuwaiti businesses cannot do what [for example]Dubai Mall did without going through endless processes of “wasta” and political crap in order to run multiple activities in a mall.

I apologize to tell you that in this 4 min clip they added few zones from Phase 4, but all the rest is all TRUE and we will Hand over the Units by August 2011 and the soft opening will be April 2012. Hope you all liked it, its a BIG challenge but so far everything is smooth and there many demands in the Market. ENJOY IT.

This is going to stay as a presentation for ever…….ANHAM International has tied up with AlShaya to serve the American forces and AlSHaya has abandoned the 3rd phase to make way for logistics support for the US Army…..SO VERY SAD!!! Worse is yet to come……..Parking fee will start shortly at the Avenues~~~~

I wonder why all malls in kuwait trying to copy paste Salhia mall in terms of luxury brands ? the population in kuwait is the same , no tourism , no attractions except people packed in restaurants eating and gossiping .. there is only one luxury destination in kuwait , its a challenge eventhough !
